The Heights Munduk is a luxury resort comprising seven villas, together with a spectacular lobby and shared facilities, currently under development in the highlands of North Bali, at an elevation of 1,000 metres.
Munduk is one of those still-preserved locations that embody a different side of Bali. A mountainous region defined by volcanic landscapes, waterfalls, twin lakes, coffee plantations and pure air, it stands apart from the density, bustle and overdevelopment of the south of the island. It is now widely regarded as one of Bali's next premium tourism destinations, and The Heights Munduk intends to establish itself there as the area's first true five-star property.
Designed by Eben Lontoh, the architect behind Alila Villas, built by HMK — the contractor behind The Apurva Kempinski Bali — and developed by Conceptive Construction, which has already delivered two sold-out projects in the same series (The Heights Melasti and The Heights Bingin), this resort brings to Munduk a level of execution, finish and ambition not previously seen in the area.

The Suspended Canopy Road
The elevated jungle road is the signature piece of this development. It is the first of its kind in Bali.
More than 100 workers are mobilised on site each day. The steel columns supporting the suspended road are now in place, and the concrete deck is being poured progressively, section by section.
Rather than cutting into the hillside and clearing jungle to build a conventional access road, the team designed an elevated structure that floats above the terrain, preserving the forest canopy below. When the resort opens, guests will arrive by electric buggy along a winding road through the treetops, with volcano views and jungle on both sides.
This is not just an engineering achievement. It fundamentally changes the value of the resort. The road transforms the arrival experience into something no other property in Bali can offer. For investors, that translates into pricing power, occupancy, and long-term asset value.

The expertise: The Heights Munduk is the third project in The Heights series. The two previous deliveries, The Heights Melasti and The Heights Bingin, were completed with a five-star level of finish, no compromise on quality, and met with immediate commercial success on launch. Delivered once again by Conceptive Construction, The Heights Munduk is already regarded as one of the most accomplished and highest-quality projects in the collection.

Why Munduk
South Bali today suffers from heavy density, growing tourism pressure and excessive urbanisation. Ubud retains its appeal but also faces increasing congestion. Munduk, by contrast, remains one of the island's last unspoilt highland places — pristine air, no pollution, a temperate mountain climate, and a genuine sense of the Bali of another era, largely gone elsewhere on the island.
In the area, existing hospitality is already running between 81% and 86% occupancy. Tourism to Bali continues to grow, with an increase of 19% year-on-year. A new airport in the north of the island is also being considered, which would considerably improve access to the region. In this context, The Heights Munduk positions itself as the first true five-star property in its sector. When it opens, there will be no comparable asset in this area.
